We’re not the right fit for every project or every client. That’s okay — knowing that upfront saves us both time.
Property Matters is a boutique remodeling contractor. We take on fewer projects than most contractors and we do them at a higher level. Our pricing reflects that.
If you’re looking for the lowest bid, we’re probably not your contractor. If you want it done right — by a licensed contractor who is physically present on your job site every day — keep reading.
We’re a Good Fit If You…
Own a home in the Spokane area and want a remodel done at a high finish level. Have a project that involves structural work, multiple trades, or complex coordination. Care more about quality and accountability than getting the lowest number. Are working with a designer or architect and need a contractor who executes the plan. Want one person — Travis — responsible for the whole outcome.
We’re probably not a good fit if you need the lowest price available, have a small repair or handyman-scope project, want to manage your own subs and just need some of the work done, or aren’t ready to invest in doing it right.
How We Price
We don’t do free estimates based on a 10-minute walkthrough.
Remodeling projects have real variables — what’s inside the walls, what the structural situation is, what finish materials you select. Any contractor who gives you a firm number without understanding those variables is either guessing or planning to change-order you later.
Allowances — For projects with selections that haven’t been made yet — tile, fixtures, cabinets, countertops — we use allowances. The allowance is a budget line for that category. You spend under it, you save money. You spend over it, you pay the difference. No surprises.
Our markup — We charge a markup on materials and subcontractor work. This is standard in the industry and it’s how contractors make money. We’re transparent about it.
The Process
Step 1 — You Reach Out
Call or fill out our contact form. Tell us what you’re thinking.
Step 2 — Phone Call
Travis calls back. We talk through the project, timeline, and rough budget range. Usually 15–20 minutes. If it sounds like a fit, we schedule a site visit.
Step 3 — Site Visit
Travis walks the space with you. We talk through what’s possible, what’s structural, and what the realistic scope looks like. This is where we figure out if there are surprises.
Step 4 — Proposal
We put together a detailed, line-item proposal. You review it, ask questions, and make changes before anything is signed.
Step 5 — Contract & Deposit
We sign a contract. A deposit is collected to reserve your spot on the schedule and cover material orders.
Step 6 — Build
Travis is closely involved in every project. You have his direct number. We communicate when decisions need to be made and when things come up.
Step 7 — Completion
We walk through the finished project together. Final payment is collected upon project completion.
